This report by hotellab provides trends and projections for the Greek hotel market performance, based on aggregated hotel data and travel demand indicators (Jan–Mar actuals; Apr–Dec trends; 2025 used for reference). It shows how revenue, pricing, and demand evolves throughout the year, across different regions (Athens, Cyclades, Halkidiki & Ionian Islands) and seasons.
The report is designed for hoteliers, investors, and industry professionals who want to better understand current market dynamics and make more informed decisions.
2026 Performance Trends Overview
At the beginning of 2026, the Greek hotel market showed mixed results. One trend is clear: hotels are focusing more on filling rooms than on increasing prices.
January was slightly softer, with small declines in both occupancy and rates. In February, occupancy began to recover while prices remained stable. By March, demand strengthened further, with more rooms filled despite a slight decrease in rates.
This shift is mainly driven by city hotels, particularly in Athens, where the low-season strategy focuses on attracting volume and maintaining high occupancy.
As a result, the market is becoming more clearly split between two approaches. City hotels prioritize occupancy and market share, while resort destinations continue to focus on preserving higher rates.
Looking ahead, this pattern is expected to continue. Booking data already indicates growing demand, especially for city hotels, while resorts are likely to maintain strong pricing during peak periods.
Overall, the market is moving in two distinct directions, and this dynamic is unlikely to change throughout the year.
Monthly Performance | 2026 vs 2025
In the first quarter, performance was mixed but showed improvement. January was slightly softer, with small declines in both occupancy and rates. In February, occupancy began to recover while prices held steady. By March, demand strengthened further, with higher occupancy despite a slight decrease in rates.
Looking ahead, booking trends point to a different dynamic for the months ahead. Over the summer, rates are expected to rise, peaking in August. At the same time, occupancy may soften in July and August, potentially limiting overall revenue growth.
From September onward, pricing is likely to come under pressure, which could weigh on revenue even if occupancy remains relatively stable.
Overall, the pattern is becoming clearer: early signs of demand recovery in the first quarter, followed by a period driven more by pricing, with some softening as the market moves into autumn.
Top Source Countries | 2026 vs 2025
Search demand for Greece continues to be driven by core European markets, with Italy (18.2%), the United Kingdom (15.6%), and Germany (12.3%) generating the largest share of total searches.
Growth trends vary across markets. Germany, France, Spain, and Poland show strong increases in search activity, while Italy maintains steady growth. In contrast, Israel stands out with a sharp decline in both searches and exits.
Despite rising interest, booking performance is generally weaker. Most markets show declining exits and lower conversion rates, pointing to softer booking intent. France is a key exception, with solid growth in both searches and exits, alongside improving conversion.
Overall, the gap between demand and bookings is widening. While more travelers are searching for Greece, fewer are converting across most source markets.
